What is a Guarantor?A guarantor is a qualifying individual who promises (signs) to uphold the lease agreement if the renter defaults on their financial obligations.

What is the pet policy?We use a third-party service, PetScreening, to ensure all applicants understand how to adhere to the property's pet and animal policies, even if you do not have a pet or animal. All applicants should complete a Pet, No Pet, or Animal Profile. Does everyone need to complete a Pet Screening profile?Yes! It’s imperative that ALL our residents fully understand and acknowledge our pet and animal-related policies. This ensures we have formalized pet and animal-related policy acknowledgments and more accurate records to create greater mutual accountability. There are three types of profiles you may choose: No Pet or Animals This is a required application process for anyone that does NOT own a pet or animal. There is no cost ($) to you for completing the application process. Household Pets This is a required application process for anyone that owns a household pet. Assistance Animals This process provides a HIPAA compliant and secure way of submitting a reasonable accommodation request for an assistance animal (service animals, emotional support animals, companion animals, etc.) that will be reviewed by a third-party legal review team to ensure the accommodation request meets HUD’s Fair Housing Act guidelines. There is no cost ($0) to you to submit an accommodation request.

What is a deposit alternative?Our system has partnered with Obligo. After your application has been approved, you have the option of paying a cash deposit or using the deposit alternative. Within your tenant portal you will be able to sign up for this service.
